We are making the AI-native property management company. We manage short-term rental properties by running operations completely autonomously, letting us operate with extremely low overheads. This lets us offer the best owner and guest experiences with the lowest management rates in the country. Our services are initially starting in the greater San Diego and Fort Lauderdale regions.
The Problem
Short-term rentals were sold as passive income. But in reality, every Airbnb is a tiny hotel and a nightmare of operations. Every reservation restarts the operational clock: prices must be adjusted, guests screened, messages answered, cleaners scheduled, access coordinated, supplies restocked, and maintenance handled, often overnight or between back-to-back stays.
And in traditional short-term property management companies, operational failures are common, and they can quickly become very costly:
- A missed cleaning becomes a bad review
- A poorly screened guest becomes property damage
- A neglected maintenance issue becomes an issued refund or lost booking
On top of these operational failures, the average management company takes 15–30% of rental revenue, often alongside cleaning, maintenance, and other fees.
We've been property managers for the past year and ran into the same lose-lose choice every owner faces: manage a 24/7 hospitality business yourself, or hand over a quarter of your revenue to a management company whose costs increase with every property it adds.
The Solution
We are building a new type of property management company, with infrastructure built for agents and human-computer-interaction from the ground up. By replacing the layers of coordination and operational overhead built into traditional management companies, we provide a much better service at a much lower fee.
We center around a simple premise: owners shouldn't have to choose between good service and reasonable fees. With our model, owners take home 10–20% more and guests have a more premium experience.
